1. Why is market study or feasibility report for school required ?

3. Which Curriculum / Board / Syllabus options should I consider for the new school setup?


Many options are available; you may consider any one or combination of these familiar options –

4.How much does it cost to start a new school?


There is no single answer to this question, Cost of setting up a school is dependent on several factors, listing few factors –

5.How much land is required to start a new school?


Minimum requirement is 500 – 8000 Square meters. However land required depends on specific location you wish to open the proposed school, facilities you propose to provide to students, state board and other affiliations (CBSE, ICSE, etc) you are planning to seek for your new school.




6.How much does it cost to construct a school building and interiors?


Approximately Rs. 1000 – Rs. 3000 a square feet, varies by location and quality of construction.




7.What is the typical operational break-even period for a school project?


Depends on the pace at which you are able to establish brand awareness and enroll students. For a moderately financed venture, the operational break even should be within 1 – 5 years from the launch date. Sometimes operational break-even may not happen as predicted, you still need to support operations and maintain the brand position. It is suggested that you plan the necessary cash flows well in advance.




8.What is the typical break-even period for a school project?


This is highly dependent on the capital invested and the overall success of the school. In a normal case, the break even should be within 5 – 10 years from the launch date (not considering gains thru land value appreciation/depreciation)




9.What are the typical resources required to run a school?


Principal, coordinators, Teachers, Lab Assistants, Maids, Administrator, Accounts Staff, Gardner’s, Nurse, Drivers, etc.




10.What is the suggested student teacher ratio, size of rooms, labs and other facilities?


You should meet the pre-requisite criteria indicated by the state board and other boards (CBSE, ICSE, IB, etc) you are planning to seek affiliation from. We recommend planning these based on the academics and beyond academic programs, your school would offer, nature of learning environment you wish you provide to students.




11.What facilities should I provide in my new school?


Age appropriate facilities are necessary for all-round child development. There is no end to the facilities and amenities you can provide. Figure out what is adding to the cost and not adding to the enrolments and make sure they are used to optimum. Some of them include:

14.Do I need any affiliation before I start a school?


No. you can start a school by getting necessary permissions from the state education department. After the school is opened you can apply for affiliation which requires information about your school operation.




15. Can I open a school in a rented building and apply for CBSE affiliation?


Yes, the school running in a building held on lease for at least 30 years can get CBSE affiliation, it should is located on a part of land which is also owned by the Trust/Society or the school or held on lease for at least 30 years and the area of the land must be 2 acres including the building and the playground. The minimum land area may vary with the region of location of the school. For school’s affiliation to the CBSE clear directions have been given regarding the school property in CBSE affiliation bye laws Chapter II Norms of Affiliation.




16. Can the Trust/Society running school have members of my family?


The Trust/Society running a school cannot have members of a family in a majority (more than 50 per cent). The non –proprietary affidavit of the Trust/Society should have a declaration made by the Chairman about the number of mutually related members. Try that the number of related members be as less as possible in the school governing board or the school management committee also.




17. Can I open a school in a rented building and apply for CBSE affiliation?

18. Do I need to have a state board affiliation to start a CBSE/ICSE school?


Yes, State board recognition is necessary for getting affiliated to any board that include CBSE and ICSE. The state education department also needs to issue an NOC stating that it has no objection regarding your school’s affiliation to the CBSE/CISCE. 19. Does the salary of teachers and staff has to be exactly equal to the state requirements? What if it is lesser than the state directed amount?


The salaries you pay to the teachers and staff of your school may be lesser than the state requirements but there must be an EPF registration in every case. The variation is granted as the cost of living differs from region to region but there must be transparency in the bank statements and there must be no financial irregularity. Complete financial documentation is a must.




20. What all permissions are needed for starting a new school?


The permissions and related documents that are required for starting a new school in India are—
• The founding documents of the Trust/Society/Company
• The affidavit of the non-proprietary Trust/Society/Company
• Memorandum of Association between the school and the Trust/Society/Company
• Land and School Building Documents
• Ownership documents, Sale deed or Lease Deed
• Change of Land Use certificate for the land for the school building
• Map approved by the Municipal Authority
• Building blueprint
• Building Safety Certificate
• NOC issued by the education department of the state or the ‘Essentiality Certificate’

21. What is land requirement for CBSE schools in cities?


CBSE has signified the land requirements for cities with population more than 25 lacs which is not less than 2 acres which includes the land of the building and the playground and the space to provide physical health education. 22. Do I have to appoint new Principal and teachers for my school for getting CBSE affiliation?


If you have an adequately qualified serving Principal for your school you need not appoint new Principal. Same applies in case of teachers. The qualification of teachers and principals is provided in Chapter IX of CBSE affiliation Bye laws. 23. Does CBSE or ICSE recommend any specific suppliers ?

25. What Infrastructure is required to start CBSE, ICSE, IGCSE/Cambridge and IB Schools in India?
